Before investing in real estate in any form, you need to do your research and analyze the market.

Check out a lot of properties, up to 100, in the location you’re thinking of, and be sure to take some notes. 

When you want to invest in industrial properties or retail, think over a couple of things first. First, you shouldn’t overpay for where you buy things. Avoid overpaying for business. Look at the property value as it stands and compare this with the amount of rent you feel you could earn on it. Each one of these numbers should be good.

When you look at the business strategy know that sunk costs go further than general home prices. You have closing costs, legal fees, staging costs, and more that may affect the bottom line. Include all costs when calculating your margins.
